Open the drapes and clean the windows so a potential buyer can see how bright and cheerful your home is. Dark, dreary rooms appear smaller and can be unappealing to homebuyers.

Fix any leaky faucets. Dripping water suggests faulty plumbing and repair bills. Discolored or rust stained sinks and drains are also negatives. All fixtures should be clean and sparkling. Fix or replace anything that's loose, torn or stuck.

Showing Your Home at its Best.

Make it Light & Bright 
Make lighting in your home the "welcome sign" for home buying prospects. Turn on interior lights, exterior at night, including accent & picture lights. 

Two's A Crowd
If there are too many people around during a showing, potential buyers will feel like intruders and want to hurry through your home. Take a nice drive with the kids while your house is being shown. 

It's Not A Library, But...
When your home is being shown, have all TVs turned off. Turn the stereo off too, or put on some soft music. Let your prospective buyers and their agent talk calmly without having to shout over additional noise. Also, a pleasant scented candle or cookies baking is a nice touch. 

Beware Of The Dog!
Having pets around the home is wonderful, except when showing your house. Many people are apprehensive about pets. Take the pets with you on the ride or provide an area for them that is out of the main part of the house. 

Make Yourself Invisible
If you're present, be courteous and friendly, but don't force conversation with potential buyers. They're there to inspect your house, not to be social. They have many homes to see. 

Have I Got A Deal For You
Don't try to sell potential buyers any furnishings that you don't want to take with you. They haven't even bought your house yet. It could jeopardize the sale.
